Constant (or Conditional) Prepayment Rate (CPR)
Constant (or Conditional) Prepayment Rate (CPR) is a prepayment measure that expresses the
amount of the outstanding principal in a pool of loans that is prepaid each month or year.
The resulting rate is expressed as an annualized percentage. CPR is used as an estimate of
prepayment when calculating yields and cash flows on a variety of amortizing instruments such
as mortgage backed, asset backed or pass-through securities including SBA pools. Using an
accurate CPR, or expected range of CPRs, is critical to making an investment decision in
regards to a security’s life, which affects the security’s expected yield.
